The US$272m road project will link the upcoming Wynn Al Marjan Island resort with the wider Emirates.
United Arab Emirates.- Ras Al Khaimah has announced plans for Wynn Boulevard, a major infrastructure project designed to provide direct access to the UAE’s first gaming resort from Dubai. The road will connect the Wynn Al Marjan Island development to the E311 and E611 highways, which link Abu Dhabi and Dubai with the Northern Emirates.
The project, revealed during the launch of the Marjan Beach masterplan, will involve an investment of more than US$272m. According to Marjan’s Chief Development Officer, Graham Hallett, construction contracts have already been signed and work is underway. The boulevard will cross the Marjan Beach district, a new 85m sq ft residential and hospitality development expected to host 22,000 homes, 12,000 hotel rooms and a future population of 74,000.
Wynn Resorts is directly involved in the design of parts of the new road, including a bridge, through its in-house design team. Delivery is being managed by Island 3 Infra Enterprises, a joint venture between Marjan, Wynn and RAK Hospitality Holding. Under the agreement, Wynn holds a 40 per cent stake, RAK Hospitality 59 per cent and Marjan 1 per cent.
Wynn Al Marjan Island resort remains on track for a March 2027 launch , with 61 of its 70 floors already completed. The property will feature more than 1,500 rooms, luxury dining and entertainment, a marina, and a 21,000-square-metre gaming floor, the first legal casino in the UAE.
It’s expected that the venue will help attract 3.5 million visitors to the emirate annually by 2030. Wynn has estimated that the UAE’s gaming sector could generate between US$3bn and US$5bn per year, while analysts such as CBRE suggest revenues could reach as high as US$8.5bn.
Although Marjan executives have clarified that Wynn Boulevard is solely an infrastructure project and not intended to replicate Las Vegas’s casino-lined Strip, Wynn has trademarked terms such as “Marjan Strip” and “Arabian Strip”.
The company has also secured land on Al Marjan Island for a potential second integrated resort.
